<p>&#8220;The fall 2011 U.S. Remodeling Sentiment Report shows that after a year of stabilization in 2010, the unrelenting bad news about the economy this summer is driving many homeowners to reconsider and either delay or scale back their remodeling plans,&#8221; says Dan Fritschen, founder of <a href="http://www.remodelormove.com" class="autohyperlink" title="http://www.remodelormove.com" target="_blank">www.remodelormove.com</a> . </p>
<p>Further evidence of the dour mood of homeowners is the number of respondents who report that they plan to use &#8220;economy&#8221; materials in their remodel; this rose to 77% in this most recent report, up from 68% at the beginning of 2011. </p>

* 19% of homeowners report their goal is to remodel to create their dream home, while 58% hope to remodel with the goal of adding a few special features to their homes. </p>

It reveals that homeowners who are interested in remodeling or expanding their homes have limited options. </p>
<p>Of the 5,000 homeowners surveyed, today the average amount of home equity is $106,000 compared to $176,000 in 2009. This trimmed equity is partly due to a reduction in the average home value from $302,000 to $281,000.</p>
<p>If a homeowner moves, the report showed that the new home that meets their needs will cost, on average, $428,000. This is $145,000 more than what they could sell their current home for. On the other hand, the remodel cost estimate is approximately $100,000 to make similar improvements to their existing home.</p>
<p>&#8220;To remodel or move has always been a difficult decision for homeowners,&#8221; says Dan Fritschen, founder <a href="http://RemodelOrMove.com" class="autohyperlink" title="http://RemodelOrMove.com" target="_blank">RemodelOrMove.com</a>. &#8220;This most recent survey reaffirms that both options could cost the homeowner more than $100,000. The calculator on our site can help homeowners to quickly gather information on renovating and moving and then make a recommendation which is best for an individual&#8217;s situation.&#8221;</p>
<p>Fritschen adds that anyone who is considering a move or remodel should work with a real estate agent who can give them three key data points: an accurate estimate of their home&#8217;s value, the amount their home could appreciate as the result of a remodel and the price of a different home that would meet their needs.</p>
<p>So, what changes do homeowners want to make if they remodel or move? The Spring 2011 report includes the following data:<br />
- 57 percent report that they would like to have at least one additional bathroom; <br />
- 49 percent would like a kitchen renovation;<br />
- 46 percent are looking for more bedrooms; and <br />
- 44 percent would like a bathroom remodel. </p>
<p>While home expansion and renovation is on many people&#8217;s minds, the majority in the survey reported that they are very satisfied with local schools, their home&#8217;s location and neighborhood. </p>

<p>The fall 2010 U.S. Remodeling Sentiment Report shows that after a year of steady remodeling declines in 2009, the interest in remodeling stabilized in 2010. However, the size and scope of the remodeling projects are much smaller when compared to 2007/2008. </p>
<p>For instance, small bathroom additions are the most popular. </p>
<p>&#8220;They are also often the smartest remodeling project,&#8221; explains Fritschen. &#8220;Small bathroom additions make good economic sense because they can increase the home&#8217;s value.&#8221; </p>
<p>However, survey respondents did indicate that while they are still planning to add a bathroom, the average size has decreased from more than 70 square feet in 2008 to just 60 square feet in 2010. </p>
<p>Beyond the bathroom, additional signs point to changes in the home improvement industry. They include: <br />
- The average number of rooms that homeowners plan to remodel fell from 3.7 in 2007 to 2.7 in 2010. <br />
- Home equity increases in 2006 and 2007 encouraged spending, but now as equity shrinks, homeowners are scaling down their projects. <br />
- In the 2008 report, homeowners stated that their homes were worth an average of $390,000 with equity of $155,000. Today, the average value of survey respondents home&#8217;s value is just $289,000 with equity at $110,000.</p>
<p>So, what appears to be the biggest concern? According to the report, 85 percent of respondents said the cost to remodel. However, the news is not all bad. While the scale and number of remodels is down, the interest from homeowners who are in a position to remodel is strong and their taste for higher-end designs and expensive materials remains. </p>
<p>More than 12 percent of respondents reported that they plan to use expensive materials in their remodel; almost 50 percent reported that they are excited to start their remodeling project; and 84 percent plan to start in the next 12 months.
